You can stop at any point. Nothing is decided until you sign.

Day 1
A conversation
Call 647-955-4277 or send the short form. Someone from our family team gets back to you, learns about the house and what you need. It's a chat, not a sales pitch.
What we'll ask about
Where the house is
The shape it's in
When you'd like to move
Anything that makes it tricky, like tenants or an estate
2
Within a few days
One visit and a written offer
Jaz comes by at a time that suits you, usually for about 30 minutes. He walks through the house, asks a few questions and takes notes. Bring a family member or a friend if you like. If tenants live there, we'll work around them.
[Confirm with Jaz: typical visit length, and whether he takes photos.]
You don't need to
Clean, tidy or stage anything
Fix or hide problems
Clear out belongings
Decide anything on the day
What Jaz looks at
Roof, foundation, windows and basement
Furnace, water heater, electrical and plumbing
Kitchens and bathrooms
Anything you've told us needs work
How we work out your offer
We start with what the house would sell for once it's fixed up, based on recent sales nearby. Then we take off what it costs us to get it there and resell it. What's left is your offer. You get every line in writing, and if listing with an agent makes more sense for you, we'll say so.

The date you pick
Sign, get paid, hand over the keys
It's a normal, legal sale through lawyers, just without agents, showings or waiting. Often within 2 weeks, or later if you need. We're the buyer, so we're not acting for you. Your lawyer is.
You accept in writing
You sign an agreement of purchase and sale. Your lawyer can review it first.
Lawyers take over
Your lawyer and ours handle the title search and paperwork.
Your mortgage is paid off
Anything owing on the house is paid from the sale on closing day.
You get paid
The rest comes to you through your lawyer, and you hand over the keys.
Good to have ready

Latest mortgage statement
Property tax bill

Don't have a lawyer? We can suggest a few local ones. You choose.
The cost
What it costs you
Asking for an offer is free, and you're never obligated to take it.
$0Commission
We're the buyer, not an agent.
$0Fees from us
No admin, inspection or closing fees.
$0Repairs or clean-up
Leave it as is. It's built into the offer.

An honest comparison
Is a cash sale right for you?
Our offer will be below what a house in perfect shape gets on the open market. We cover the repairs, the holding costs and the risk of reselling. Here's what you get in return.
What mattersSelling to usListing with an agent
PriceA cash price, below top market valueOften higher, if the house shows well
CommissionNoneUsually 4% to 5%
Repairs and cleaningNone, leave it as isOften needed to sell
PrivacyOne visit, no sign, no listingPublic listing and open houses
ClosingOften about 2 weeks, or your date60 to 90 days is common
CertaintyCash, no mortgage approval neededBuyer financing can fall through
A cash sale usually makes sense if
You need to sell soon, or on a set date
The house needs work you can't take on
You want privacy and no showings
You're handling tenants, an estate or a separation
An agent is probably better if
Your home is in great shape
You can wait 2 to 3 months or more
Top dollar matters more than speed or certainty
If that's you, we'll tell you, even if it means we don't buy your house.
Many sales close in about 2 weeks. If you need it sooner, we'll try, and if you need more time, we can close weeks or months out. You pick the date.
How do you decide on the offer price?
We look at recent sales near you, the home's condition, the cost of repairs, and what similar homes rent for. We walk you through the numbers so you can see how we got there.
I'm already behind on my mortgage. Is it too late?
Call us as soon as you can. There's often still time to sell before a power of sale goes through. We'll tell you honestly whether we can help in time. A lawyer can explain your options too.
Do you really pay cash?
Yes. Funds come by bank draft or wire through your lawyer on closing day. Our offer doesn't depend on a bank approving a mortgage.
Do I need to clean up or fix anything?
No. Leave what you don't want. Just tell us ahead of time so we can plan for it in the offer.
What happens after I ask for an offer?
Someone from our family team calls you to learn about the home. It's a conversation, not a sales pitch. If it makes sense, Jaz books a short visit and gives you a written offer.
Tell us about your house
Free, no obligation and completely private. Ask anything, then decide in your own time.
A real person calls you back, not a call centre
One visit, then a written offer with the numbers explained
